Buying a block of land

Some common questions about buying a block of land:

This is a certificate that sets out the zoning and planning controls for a particular land, based on the Local Environment Plan (LEP) within the council area in which the land is situated. It shows any plans for development such as road proposals, or issues affecting the land such as whether the land is located in a flood zone. The way land is zoned will have a bearing on what you can and cannot do with the land, so it is very important that you read the Certificate before you commit to buy the block of land.

Zones are determined by your local council and show how the land is intended to be used in certain areas such as Residential, Rural/Residential, Commercial, Industrial and so on. You should look closely at the way the block of land is zoned to see if there are any issues. For example, if the land is zoned ‘Carpark’ you will have problems getting approval to build a home there.
